How we work
Contract
Together we develop your specifications sheet, prioritizing your search criteria: neighbourhood, floor space, budget, building style, surroundings, and anticipated renovation work.
We work with you to ensure that your specifications sheet is exhaustive and consistent with the market, thanks to our very good knowledge of Parisian architecture and the price and features of each quarter.
This phase of identifying your needs is best accomplished in your home because it helps us to better understand your tastes and expectations.
We work based on an exclusive search contract, which is good for 3 months and tacitly renewable.
We commit to presenting a minimum number of properties to you, based upon your criteria; and we guarantee the confidentiality of your information.
Search
The research begins from the time the exclusive contract is signed.
Homelike Home selects the listings, undertakes the visits, and then presents you with the corresponding properties. We search the entire market (individual sellers, agencies, notaries, auctions, property managers, portfolio managers, property investors) to uncover the property that meets your criteria.
We guarantee complete transparency in the work we perform for you (the number of hours of research, the number of apartments visited, etc.).
Visit reports
Each visit is subject to an exhaustive accounting that you may consult with your personalized, password-protected space on our intranet.
These visit reports are always structured in the same way and give you all the relevant information of the property visited: price, floor space, floor plan, anticipated renovation work, state of the building, view, exposition, etc. and are accompanied by photos that show you the positive aspects as well as the defects: you visit the apartment from your armchair!!
The reports conclude with our analysis of the positive and negative points based upon your criteria.
Purchase
Once we find a property that corresponds to your search criteria, we arrange an appointment between you and the seller.
We compile the documents to review before you enter into the initial contract (legal surface size, building documents, information regarding the building charges . . .).
We are able advise you throughout the negotiation phase thanks to our understanding of the market.
Fees
We are paid a commission only if we are successful in our mission. The fee for our work is due on the day of the final sale signature at the notary’s office.
— If the property is offered by a real estate agency or other intermediary, the fees are calculated on a scale of 2.75% to 1.75% of the property price (excluding the notary’s fees):

— If the property is offered without an intermediary (individual seller or property investor), the scale varies between 4.75% and 3.75% of the price of the property (excluding the notary’s fees):

The fees for interior design and renovation are established by specific quote.
Renovation
At your request, we will oversee the renovation of your apartment: research and selection of service providers, arranging for estimates, following the work.
